Our home is the largest investment most of us will make in our lifetimes. Making sure the home we are purchasing or own is in proper condition can be vital. A home inspection is an evaluation of a homes condition by a professional. During an inspection, a qualified inspector takes an in-depth and impartial look at the property you plan to buy. The Inspector Will:

 

    1. Evaluate the physical condition: the structure, construction and mechanical systems.

 

    1. Identify items that should be repaired or replaced.

 

  1. Inspect those difficult areas like the attic, and crawlspace.

It is important to understand the inspector is not an appraiser nor is he a code compliance officer. The appraiser usually works for the lending institution to insure the property has the required value to loan against. A code official works for a city or other governmental body and insures the local codes are being observed. A Home Inspector works for the client whether it be a buyer, seller, or home owner in the case of a maintenance inspection.

 


 

The most common Home Inspection is the buyers’ inspection. The Inspector becomes the buyers’ advocate and is there to report on the condition of the home his client wants to buy. The inspector is an independent, unbiased view of the home. The inspectors report can save the buyer thousands in repairs for hidden deficiencies and add peace of mind to their transaction.

When you make a written offer on a home, you should insist that the contract state that the offer is contingent on a inspection conducted by a professional inspector. You will have to pay for the inspection yourself, but it could keep you from buying a house that will cost you far more in repairs down the road. If you are satisfied with the results of the inspection, then your offer can proceed.

One of the main reasons a home sale transaction can fall apart, is the inspection. This happens when something unanticipated is discovered during the buyers’ inspections of the property, and the buyers and sellers can’t agree on a remedy. Why wait for the buyer’s inspector to find unknown defects (issues), hire your own inspector first. With the obtained knowledge you will be in the drivers seat. A seller’s report is not meant to replace buyer’s inspections. It’s to uncover defects in advance so that the buyer’s inspections don’t become deal-breakers. The sellers pre-sales inspection helps in many ways:

  • It may reduce your liability by adding professional supporting documentation to your disclosure statement.
  • It may relieve a prospective buyer’s concerns and suspicions.
  • It may alert you of items of immediate personal concern, such as an active termite infestation if a pest inspection was requested.
